This chimney is hiding something!

The chimney looks good to me from the outside. The roof is only the first part of the inspection. The attic may tell another story. And in this attic there was a leak coming from the chimney that was hardly detectable from the roof. Glad I crawl the attics!!

Dryer Vent Disconnected

Dryer vent under the crawlspace unhooked. It is unused right now because the home is vacant but as soon as the new owners hook something up, this will blow warm lent-filled air into the crawlspace. This can add mold and high humidity where is should not be. It is a good idea to get under the crawlspace at least once a year to see if all is well.

Sad Crawlspace!

This crawlspace was very hard. I felt sad for the client. The home looked great. But when I got to the foundation, the problems started adding up. I decided to write out a list for the client. Kind of a what to do in the order I think things should be done. The crawlspace has a lot of problems. No ventilation, no easy way to crawl around (it is dangerous to be in there). These are my recommendations: 1. Hire someone to pull out all debris. 2. Cut off and pull out all unused w

I'm in hot water!

I always take the hot water temp in the kitchen during my inspections. 120°F max is good to shoot for. Anything over 120°F can scald young hands. This is 137°F. Should be turned down a little.

Hanging by a wire!

This wire in the dining room is almost low enough for a 7-year-old to jump up and grab it. A metal chisel staple was driven so far into the wire that it almost cut it. Definitely a safety problem. Running the wire through a small conduit and higher up would make it look better and not be a problem. Easy fix!

Pretty good example of why venting a bathroom fan or any vent should not be terminated in the attic!

Catch that roof leak early!

This is why you get a home inspection: I found a roof leak. If left for years, it will progressively damage more wood and progressively cost more and more money to fix. If you get to it right away, the cost could be minimal. You are smart if you get a home inspection once a year. What homeowner really wants to crawl through the attic or crawlspace once or twice a year? Just call me!

"Don't Fall!"

On this inspection, I quickly drew out a railing because it truly needed one. I am not spouting some kind of learned code. I am looking at the way you would walk out of that sliding glass door and wondering how someone would not trip off and break a foot. A home inspector does not just look for safety problems or defects. They also visualize how a normal person would flow around the home. This deduction is based on education and experience. My Sherlock Holmes Camera!

My trusty IR camera identified moisture that could not be seen at all. I backed it up with a moisture meter at 25%. The camera found the leak by registering the temperature differences between the room and the water. So it is showing temperature, not the water itself. There was a leak in the upstairs bathroom coming through. Funny what geeks an inspector out! Cool!

An important find!

The inspection was going so well and then....5 inches of water in the crawlspace! Ouch! My client was very happy that this was found before he signed papers.

Keep vegetation away from home

Vegetation against your home may look great but it holds moisture against the siding. Your home does not get a chance to dry out after a snow or rain. Siding starts to rot. Insects like moisture and will start the process of invading your home where the vegetation is close or touching your home. Cut back your plants a few feet away from your home.

Treacherous Crawlspace!

Your crawlspace should be inspected by you or someone you hire at least once a year. Water intrusion, termites, water leaks and more can start up at anytime and create havoc and cost a bunch of money if not discovered in time. But if your crawlspace looks like this; crawling around the space is like a war zone! Who would attempt it if you did not have a immediate need to try and negotiate this unsafe space? More Ice Please!

You ever been to the Ice Highway heading up to Jasper Canada? Wow! Amazing glaciers and such a great drive! This is a shot I took of my brother. If you are willing to park your car and walk for 8 to 10 hours roundtrip, this is what you get! Most just see these glaciers from the road. There are no trails leading to the base of these glaciers. You just walk up valleys and moraines filled with rock and ice. Amazing!

Siding Damage

With no gutter or kick-out flashing this area constantly runs dripping water from snow and rain, down the siding. As you can see the siding is dark and will rot in the future. A roofing contractor will fix this problem for good.

Kayaking North BC

Here I am, kayaking in North BC, Douglas Channel. Google it. Amazing place with humpback whales and bears and more....Wow! 8 days and my brother I were the only kayakers there! Using a Hobie foot peddle driven kayak.

Found an big air leak with my thermal!

This is a big cold air leak I found with my thermal camera. House was 70 and the leak was 37. That is putting cold air into your conditioned expensive warm air. Fix that puppy!
