A friend told me that there are a lot of Filipinos who want to know the average cost of house construction in the Philippines. Sadly, most engineers would only say per square meter price of the house, roughly 15,000-20,000 Pesos. True, those prices are close to reality but is too vague for a layman’s point of view.
I knew that clients want actual numbers. Like how much would the construction of ceiling be, the tiling works, the foundation and others.
I have created a detailed bill of quantity for an average Filipino to know how much would it need to construct their two-story houses. This is inspired from one of my actual projects, changed a little bit so as not to break my Non-Disclosure Agreement after resigning.
I hope this will help you.
The floor plan above comes with the detailed bill of quantity below.
This is a mid-cost range house. Thus, materials used are mid to low-high cost. The average timeline is around 9 - 12 months. The prices above comes with the labor, materials and equipment costs. For other helpful tips and cheat sheets, browse to my Home section.
The construction materials breakdown below should help non-technical people as well.
This is only a guide and you will need a professional technical person to asses the cost based on your location. Anyhow, I hope this post helps you determine the cost-requisites to prepare in case you want to construct your own house.
I know the struggle of my friends, they want bite-size engineering knowledge, so I'm giving it now. Get the knowledge that you need and let me know this helped you by sharing, liking or commenting!
