Today, let’s just focus on site Improvements, as this is the one factor many people don’t think about until it’s too late. Because most home sites considered as acreage are undeveloped, you as the land owner must make the site improvements and develop the land preparing it for building.

Examples of site costs are installation of a well or septic system, bringing in fill dirt or tree clearing. It’s very important to determine what those site costs will be before you purchase your little piece of Heaven.

If you don’t own your property yet, make sure that you or your Realtor put in a 60-90 day feasibility period in your offer, especially if you are using bank financing. The bank will need plans and specifications from the builder to obtain an appraisal for your loan, and all those items will take some time.
